Pune-Solapur Road Real Estate Development

Pune -Solapur Road, which runs parallel to Mutha River, is one of the busiest roads in Pune. It is a part of the National Highway 8 and connects areas near Kothrud and Karve Nagar, with the Deccan areas near the Garware Flyover – Lakdi Bridge junction.

Pune-Solapur Road is lies in proximity to the PPune-Solapurune-city market. This makes it one of the busiest roads in the city. In addition to the market, the area off the road includes a number of prestigious schools and colleges, which includes Abhinav Vidyalaya, Abasaheb Garware College and Dr. Kalmadi Shamrao High School. The road is also famous for its restaurants and jewellery shops that lie along the belt. Proximity to elite residential colonies like Prabhat Road and Dahanukar Colony, and industrial areas like Hadapsarand Kothrud, make the areas along Pune-Solapur Road, one of the most preferred destination for developers, investors and home buyers.
Owing to the proximity to industrial areas in Hadapsar and Kothrud, the area is witnessing a high flow of IT professionals. This has lead to increase in demand for residential spaces, thus attracting a large number of builders to the area.

Price trends

The sale and rental prices of residential plots and properties are witnessing high appreciation in the areas around Pune-Solapur Road, due to the excellent connectivity it provides to industrial, commercial and residential areas in Pune.
As per market reports, areas around the highway witnessed an appreciation of about 11%, in the sale price of multi-storey apartments during the second quarter of 2013, when compared with the same period of 2012. An appreciation of almost 25%, was witnessed in the sale price of residential areas, when a comparison was done between the second quarter of 2012 and 2013.
Though rental values of multi-storey apartments did not show much fluctuation during 2012-2013, an appreciation of about 5% was witnessed in the rental rates of residential houses in the region along the Pune-Solapur Highway.
