Childproof locks are very necessary before a newborn comes to the home. Following are some of the measures to be taken to childproof your home.
  • Use protective coverings in all electric outlets in order to prevent child from sticking their finger or any other objects in an outlet.

Vastu factors to be considered while buying the plot of land

If you are looking for buying a plot, don’t forget to consider the vastu factor before selecting the plot. A plot selected by following vastu will be auspicious and bring prosperity, happiness, affluence, and health to the residents. Vastu supports balance, symmetry and harmony in construction. Following are the major vastu factors be kept in mind while selecting a plot:
Surrounding of the plot:The plot you select should be fertile. There should be plants or grass on the land. There should be no temple, school, hospital, cemetery or graveyard adjacent to any side of the plot. It should not be situated between two larger plots. A valley or big pit around the plot is inauspicious.
Level of Land: A flat level of the land is considered ideal for selecting plot. A rocky land is considered inauspicious. If the south and west part of the plot is higher that north or east, it brings good luck.
Roads around the plot: A plot surrounded by road on all four sides is considered best as per vastu. A plot at the dead end of the road is not appropriate for construction. However, if the road reaches the width of the plot it will be suitable.
Tips for buying land-vastu in IndiaShape of the plot: A plot should be of square or rectangular shape, as they bring good luck for the residents. Square shape is best. The four sides of the plot should be toward four main directions. Irregularly shaped plots are inauspicious. T, Y and L shaped plot are considered unsuitable. However, if the plot is of uneven shape, you can create perfect geometry inside the plot called vastu fence.
Obstruction to the plot: Plots having tall buildings on the north, north-east or east sides should not be purchased. Plots with obstruction in front e.g pillars, big tree, post and well should be avoided.
Colour of the soil: Yellow colour of the soil is auspicious as it signifies an increase in wealth. Red and white soil are also considered good. Black or clay soil is not good.
Direction of the plot: In which direction the plot faces are also very important. For construction of house east and north facing plots are appropriate. Different directions faced by the plot is good for people in different fields.
Retraction or cuts in the plot: Any retraction or cuts in any corner of the plot is considered inauspicious. To minimize bad effects, a wall should be constructed to provide a rectangular or square shape to the plot. Otherwise, it will affect the people residing in that building.
Extensions in the plot: A plot having natural extension toward the northeast is very auspicious. It brings health and prosperity. Extension on any other side is not good. Avoid carrying out extension in south, west, south-west, south-east or north-west side of your plot.

Changing The face Of Real Estate Scenario In The Suburbs Of The City

Lohegaon New Real Estate Hub

PUNE: The 1.5 km road from Dhanori to Lohegaon, clubbed with nearby Dighi, has witnessed increased real estate activity in recent times. Availability of large land parcels has been a major attraction for many developers to launch their projects along this stretch. Data with MagicBricks.com states that approximately, 10 per cent of the new properties available in the city are along this area.
Easy accessibility to IT/ ITeS industries situated in Kalyani Nagar, Kharadi, Viman Nagar and Jail Road, has given a major thrust to the residential demand of these areas. A majority of home buyers in Dhanori and Lohegaon are IT professionals, looking for affordable properties, which are now not available in major residential hubs such as Viman Nagar, Koregaon Park or Kalyani Nagar. “The residential demand in Dighi-Dhanori-Lohegaon belt, is a spillover of other developed residential areas of eastern Pune. Currently, the residential property prices in Dhanori range from Rs 4,000-5,000 per sq ft and in Lohegaon it ranges between Rs 3,500-4,000 per sq ft. Property prices in Dighi are lower (Rs 3,000-4,000 per sq ft) compared to Dhanori and Lohegaon. Anuj Bhandari, director, BU Bhandari Landmarks, says, “These areas have had low and stable rates in the near past, thus it is the right time to buy property here. One can expect a year-on-year appreciation of 10-12 per cent in these areas. Dighi will see values increasing by almost Rs 500 per sq ft by the end of 2013.”
Another reason, adding to the preference of the stretch, as a residential location, is the connectivity of the area. Tejasvini Ujjainwal of Tejasvini Properties, says, “The stretch enjoys good connectivity to the other areas of the city through road, rail and airways. There are direct buses plying from Swargate to Dhanori at frequent intervals. Also, Lohegaon houses the Pune International Airport, the making it a preferred destination for frequent travellers
.”
Talking of infrastructure, there is a lot more development coming up here. According to the recent amendment, 33 rural areas, including Dhanori, will be brought under the PMC limits, thus giving further push to infrastructure developments. In addition, the upcoming concrete road and proposed link road, are expected to improve the connectivity to these areas.

Government Housing Supply In Pune

Old Buildings 
As buying houses are increasingly becoming un-affordable, the MHADA(Maharashtra Housing and Development Authority) has undertaken the construction of residential buildings Government housing supply in Pune under various housing schemes for different sections of the society. A special housing scheme for the rural and urban scheduled caste population was conceived by the State Government.
The funds of almost Rs 846 crores had been released for
urban areas, but only seven percent of houses were constructed in the past five years. But the scheme has managed to work well in rural areas with around 63 percent implementation. The scheme had aimed at providing housing for the scheduled caste section in both urban and rural areas which was sanctioned by the state government in 2008.
Eligibility
This scheme was applicable to those who have been living in the state for more than 15 years. Moreover, the income slabs for allot-tees were also introduced. For Economically weaker section, the income should be Rs 8000, Lower income group ranges between Rs 8,001 to 12,000 while middle income group ranges between Rs 12,000 to 20,000.
The district social welfare officer was to implement and the directorate of social welfare of Pune was to be the controlling and monitoring authority. Although the funds were received on time but the implementation of this project has been infinite. Around 25,000 houses were proposed to be built in urban areas between 2008 and 2011 but unfortunately only 367 were developed. Between 2011 and 2012 around 64,355 houses were proposed to be developed but only 9,330 houses were built.
Present status
For the year 2008 to 2009 Rs 11 crores were received as grants , Rs 20 crores were received for 2009-10 and Rs 30 crores for 2011-12. And for 2013 only Rs 18 crores has been released as grants so far.
According to directorate of social welfare, major hurdle in the proper implementation of the scheme in the urban area was because of land acquisition. Owing to land scarcity and inability of beneficiaries in paying corporation fees, the scheme for SC housing could not be successful.
Supply of LIG and EWS housing by government is required because the private developers are not able to supply housing in this segment. Government provides various housing schemes for different strategy of the society, but implementation of these schemes is the general problem faced by beneficiaries and stakeholders. It was the failure on part of the government and the implementing agency. Although funds are getting transferred, but the housing for the poor remains on one piece.

Real Estate Bill Seems To Hike Property Prices

While the burning question – “Will the property prices come down or not?”€ is the biggest issue most of the people have been facing after the approval of the draft real estate Bill, experts are stressing that the bill will further rise the cost.
According to the experts, the bill is going to have a cost push effect by which the property prices are likely to witness a hike of 40-50 percent, but not merely based on the act alone. Whether a property is sold on carpet area basis or super built-up area basis, the total value would remain same with the cost per square foot going up. Developers will definitely not agree to incur loss with selling at same prices even while carpet area is considered.
CMD of Brigade Enterprises Ltd, Mr. Jaishankar, opines that these moves proposed in the bill will escalate the liquidity needs of developers and translate into a cost addition of nearly 3-4 percent. He adds that the misuse of buyers’€™ funds should be stopped which can be achieved through periodical inspections by concerned authorities. If another institution is formed to regulate funds, then developers will end up spending more on additional fees, which will further rise the cost and will consume more time, he said.
C. Shekar Reddy, National President of Confederation of Real Estate Developers Association of India (CREDAI) also expresses a similar view. Though the proposed bill is welcomed by many, it may lead to increase in property rates. Mandatory registration of properties before advertising would probably impact smaller players, he explained. He is expecting a minimum 30 percent hike in real estate prices.
Reddy explains that it is good to have a policy which is aimed at disciplining the sector and helping regulate costs. However, he points out that, the policy should also have the objective of having a quality product at an appropriate time and a lower price. But this is not easy to achieve because all the government agencies including the water board, power board, civic bodies and the Ministry of Environment and Forests take long time to give clearances to real estate projects. On an average, it would take around 1-3 years for a developer to get all required approvals and during this period, all interests and costs have to be borne by the developer which will also add to the liquidity crunch.
At present, the developers are allowed to announce pre-launches and sell units before getting all the approvals, and that is how they were able to collect the initial capital at a discount. However, the end-users also get benefited as they get units at a comparatively lesser price. But with the new bill, most of the small developers are expected to quit the sector.
Taxation is the main reason for continuous hike in real estate prices, alleges Mr Reddy. Usually, around 35-40 percent tax component is involved in an apartment transaction, including service tax, VAT, etc. Another major issue is deemed profit. When an apartment price is fixed at Rs 70 lakh while the owner sells it for Rs 50 lakh itself, the Rs 20 lakh difference is called as deemed profit. This is being taxable from June 1, at the hands of developer as well as buyers. And this additional burden will be passed on to buyers only as the developers would not keep the burden to themselves.
States raising registration charges also has a 25-30 percent impact on home prices. Adding to this, global recessionary trends and regional political uncertainties have also been affecting the prices of properties in India.

A Step Towards Zero Garbage Programme Pune

It is well said that “the cleaner our city is, the healthier we live”. Following this note, many state governments, local municipalities and organizations are taking steps to make their city a garbage free city.
The Zero Garbage Programme is just an alternative name for solid waste management which is carried out at a big level. It involves separation of organic and inorganic waste. The organic waste is processed within ward’s limits which eliminates its transportation cost to the landfill. The power generated is used for common purpose.
The dry waste such as plastics and glass gets maximized which is further recycled at respective Dry Waste Collection Centre (DWCC) to minimize the need for landfill sites.
zero Garbage Programme in BangaloreThe Pune Municipal Corporation has successfully implemented “Zero Garbage Programme”. Ward no 141 in Katraj is the first garbage-free ward in Pune. It was a joint effort by Pune Municipal Corporation (PMC), Cummins India, Janwani, SWaCH, Lions Club and Maharashtra Plastic Manufacturers Association. The waster pickers also played a big role in the project.
The project was initiated in February 2011 when the villagers at Urali Devachi, Pune’s landfill site did not allow to dump garbage there. The garbage was creating many health hazards for the villagers. The programme has also been implemented by Madurai Corporation, Namakkal and Udumalpet municipalities.
Zero garbage Programme in India
The Bruhat Bangalore Mahanagara Palike (BBMP) is also set to launch the programme from July 1, 2013 in the Bangalore city. For the first phase, the civic body has selected 30 wards out of 198 to make them garbage free wards. These include seven wards each in the east, west and south zones and two each in Bommanahalli, R.R. Nagar, Mahadevapura, Dasarahalli and Yelahanka zones.
The civic body has been creating awareness programme to educate people about segregation of waste at source. Despite many efforts, the garbage problem has been gradually increasing in the city.
