Plan Your Kitchen Space Effectively !!

The most important part of designing the kitchen is maximizing the space. An effective space planning is creating a convenient, organized and easily accessible kitchen.
There several elements like storage, workstation, appliances and open floor area to be considered while planning space for your kitchen. Here are a few tips for effective space planning for your kitchen:
Sufficient storage space: It is very important to have sufficient space for everything you want to store in your kitchen. Before planning kitchen, determine how much storage space you will require. You can increase the storage space by using large pull-outs, wider and deeper cabinets and additional drawers.
Optimum work flow: The basic work area includes storage zone, zone for cleaning and preparing food, cooking zone and serving zone. The workstation should be planned in such way that there is an easy flow of work from storage, to food preparation, to serving meals, to cleaning. All these zones are used for multiple tasks so it is critical to have them connected to each other.
Optimal access: The space should be planned in such way that everything is within sight and close to hand. The cabinets and drawers should have full extension to make them easily and fully accessible. All the appliances like oven, mixer and refrigerator should be close by for their optimal access.
Open floor plans: Open floor plans are increasing in trend for a new kitchen or remodeling the kitchen, as they create opportunities for new designs. They open the kitchen to an adjoining space like dining area or living room. They create a perception of more space in the kitchen and makes traffic flow easier.

Pune On A Development Scenario !!

Pune, the IT hub of western India is witnessing rapid infrastructural development since the last few decades. This accelerated growth has shrunk the distance between the city and the global financial hub, Mumbai and has lead to the unprecedented growth of real estate in the city.
The Mumbai -Pune Expressway, which became operational in 2002, plays a major role in bringing the two cities nearer to each other. Both the cities offer great opportunities for developers to set up their residential and office projects for potential home buyers and professionals and corporates, in an efficient manner. With enhanced connectivity between the two cities, the stretch along the Mumbai-Pune corridor is attracting more and more developers towards the area, changing the realty scene.
Many infrastructural projects are in the pipeline, which once implemented would further reduce the commuting time between Mumbai and Pune. These projects include Sion-Panvel expressway and CST – Panvel Fast Corridor. With the completion and launch of these, many areas, including Navi Mumbai are expected to experience a tremendous growth in the real estate sector.
Mumbai-Pune stretch lures developers to the region as it offers them plenty of land for development. Lying in proximity to the twin cities, investors are offered maximum value for their money. Understanding that the stretch has a potential to become one of the highly demanded areas in the state, top-notch developers have already launched their projects here. Home-buyers are provided with state-of-the-art amenities and facilities like swimming pool, playground, clubhouse, gym etc., in the townships that are coming up in along the stretch.

Lop sided development

A detailed study of the real estate growth trend in Pune reveals that development is not spread evenly and is highly concentrated in certain areas like Hinjewadi, Wakad, Baner, Bavdhan, Aundh and Kothrud, which lie along the Mumbai-Pune Expressway. Another reason behind the development of these areas is their proximity to a number of IT and ITES companies. Factors like easy transportation to Mumbai, less pollution and fast crossing at Khandala, also add to the factors that attract investors to this region.
A large number of IT professionals flow in to these regions. Thus, the demand for residential units have gone up and have lead to the growth of real estate sector here. Since the majority of the working population are singletons or with a compact family, these areas are seeing a growth of 1 and 2 BHK apartments at rates which seem affordable by a single/double-income family.
Though rental values did not see a significant rise in most of the areas, property rates have significantly gone up. Hinjewadi witnessed an appreciation of about 27% in property prices during the first quarter of 2013, when compared with the first quarter of 2012. Areas like Wakad, Baner and Kothrud saw the sale price of properties going up to about 21%, 23% and 14%respectively, during the same period.
High notch developers have come up with state-of-the-art projects along the Mumbai-Pune expressway belt.

Renting A Home Vs Buying A Home

Rising apartment rents and extremely low mortgage rates in many areas especially cities have led some people to ponder upon buying their own house. However, others are in the hope of recovery of housing market so they choose to wait for the same.
Its a bit difficult to say that renting is much better or buying is in fashion these days. In order to determine whether to rent or buy a house a no. of things must be kept in mind.  The biggest factor that matters is your own financial state. But still the quest remains as such - RENT OR BUY.

So let us see what exactly the two are; what are their pros and cons.
Buying a house is an important decision that must not be taken lightly. It can be a smart financial move only when you are in a financially stable state i.e. you are capable enough to pay away all the taxes and other expenditures. But better be off with renting when you don’t have much money.
Switching on to the pros and cons we come to know about the two at a close glance.

When it comes to Renting, it offers you a no. of advantages. Say freedom, flexibility to switch from one place to other i.e.  relocation. No maintenance of the house as you are just a paying guest not the owner. Avoidance to owning a depreciating asset can be made. This is an undeniable truth that each and everything in this world has good and bad side just like a coin so it is also expected that it possess disadvantages too.
Mind it that the continuous rising rents can make you fall in big loss. The major disadvantage is that you can’t build equity as it will not provide you with an asset to sell when you are ready to move. You are deprived of tax benefits. Moreover, you are bound to take owner’s permission if in case you want to make any changes in the house.
You have the ability to decorate your house in the way that suits your taste. Also you can enjoy provision of tax breaks for home-owners.
On the other hand, buying a house can help you build equity. You are able to use your home as an investment. Your housing payments will stay stable
Now when talking about its disadvantages, it is to be noted that your home is an illiquid asset. You have to pay for your own maintenance. You have to pay property taxes. This “pay” word is attached with almost each and everything that is expected to be given to the concerned authorities. Moreover, there is a probability that your home could lose value as there’s no guarantee that your home will increase in value over time.

So the fact is, both the options are equally good and bad it’s up to you how skilfully you make a right decision in accordance to the prevailing situation.

Advantages Of Investing In An Integrated Township !!

Looking to invest in a township project? The advantages of an integrated township are that buyers can enjoy a complete package with common amenities such as shopping centres, schools, health care centers and clubs. “These townships are developed in a master planned arrangement which gives ample consideration to building layouts and green areas and traffic circulations,” says David Walker, Executive Director (ED), SARE Group. In the DMIC corridor itself, there are about 16-17 industrial self-sustained townships that are planned.
Addressing an investor on whether he should invest in a plot or flat/villas in a township in a real estate chat forum , Walker, replied: “This depends on your budget and your personal circumstances. So, if you need somewhere to live immediately you should buy a built unit. If you are buying for the future, then buying a plot now will get you on the property ladder earlier.”
An integrated township ideally has to be a 108 acre project size. Integrated township, as the name suggests, is a self-sustained township having a number of real estate developments, including residential, commercial/shopping complex, school, hospital or dispensary, recreation facilities and green space.
“You could call it a city within a city. It encompasses all the aspects of modern day living within the vicinity ,” says Ammul Goel of Pushpganga Ventures .
If you look at advantages of staying in a township development, then experts say the pros outweigh the cons. “Townships are developed in a well master planned arrangement. This gives ample consideration to building layouts and green areas and traffic circulations. Also common amenities like shopping, schools, health centers and clubs are also provided, so you get a complete package,” says Walker.
What is the ideal timeline to stay invested in an integrated township project in the suburbs of a city? To cite a
Guide to Buying a House: “Large projects tend to be on the growth corridors of the cities so buying early means that you get the benefit of growth of the city as well as the development in the project. One word of caution is that you should always invest with a reputed developer with licenses and approvals.”
